EVMS HVAC Technician in Norfolk, Virginia
Preventative/predictive/corrective maintenance and repair of EVMS building HVAC systems and other facility type maintenance and repairs. Major areas of concentration include HVAC, mechanical, electronic and computer controls, plumbing, and other environmental systems.
This position is required to work the evening shift (3:30pm - midnight).
Primary responsibility will be to perform preventive/predictive maintenance and repairs on HVAC and other mechanical systems throughout EVMS buildings and student housing apartments during the evening shift.
Interface, coordinate and work/alongside EVMS HVAC service contract provider.
Develop and maintain schedule log for required preventive/predicative maintenance. Share and coordinate schedules with other EVMS maintenance staff and HVAC service provider.
Coordinate and work alongside HVAC service provider for operations, maintenance, and adjustments/tuning of HVAC controls.
Perform maintenance and repair to other EVMS building systems.
Perform work requests dispatched via automatic maintenance ticketing system and provide interim and final follow ups to clients.
Answer and direct phone calls and emails from EVMS staff, employees, vendors, and outside contractors relating to work-orders.
Assist in the coordination of all heating and cooling operations.
Perform regular preventive/predictive maintenance on equipment and campus facilities as directed by Supervisor/Manager and provide documentation of completed work.
Perform buildings and grounds maintenance/up-keep as needed; e.g., changing light bulbs, changing filters, cleaning maintenance equipment closets, etc.
Identify parts to be repaired, inventories critical spare parts, and recommend ordering of non-stock items.
Participate with demolition, repair, and renovations of offices and other areas.
Install cabinets, shelves, pictures, and patient care equipment.
Maintenance personnel are classified as essential and are required to be “On-Call” per a rotating schedule with other maintenance personnel. During emergencies or inclement weather all personnel are instructed and expected to report to work as needed. This could be during normal working hours when all other personnel are not working due to closings, or after normal working hours. Maintenance personnel must have the ability to get to work during inclement weather and emergency situations without the use or need of public transportation. Some duties will require snow removal which could include shoveling, ice melt dispersal, and snow removal equipment operation.
Perform other duties as assigned.
HVAC journeyman level license plus five (5) years of experience. Must have a valid Virginia Driver's License. Must be insurable through EVMS insurance carrier.
Must possess skills and ability to perform multiple tasks.
Knowledge of trades related to building maintenance and repair.
Must be able to safely use manual tools and power equipment common in the maintenance trade.
Skill in following safety practices and recognizing hazards. Must be able to handle hazardous materials safely and understand electrical hazards and risks.
Skill in reading and following blueprints, as-built drawings, floorplans, and schematics.
Problem solving to identify issues and select action plans.
Knowledge and ability to understand multi-step written and oral instructions.
Flexibility to work with others and to work with a wide diversity of people.
Ability to quickly adapt to changing work priorities. Develop effective working relationships, display some mechanical aptitude, work under time constraints, and comply with OSHA/TOSHA regulations.
Ability to operate department vehicles, hand trucks, and manual pallet jack.
Ability to work at heights from ladders and scaffolding.
